Advice in Picking Out Which Fashion School Is Right

by Jessica Bradbury

So you have finally made the tough decision to attend fashion school; now the only problem is deciding which fashion school to attend. Whatever it is that you have decided to pursue in life, deciding which school to attend is never the easiest part.

As difficult as though one were deciding which clothing items to pick, choosing which fashion school to attend in isn’t easy, here are some tips which you may want to look into, in assessing and weighing the practical applicability when the day comes when you have to decide.

But there are factors that you can consider to help you with the process of choosing which fashion school would be the best for you. For those who are having a difficult time making the final decision, there are tips available to help you look for the kind of school that suits your needs.

Consider the Location

Location is an important factor to consider in choosing the fashion school you want to attend, even if you think at this time that it is not a significant part of your decision. Do you think of celebrating a white Christmas? Then, fashion schools based in California are probably not going to do you right although New York based ones would be good choices for this aspect.

Consider as well distance from home, along with the expenses of being independent. Would you be schooling yourself? Will you have to get a part-time job or will your parents be footing the bill for your expenses? Consider these things as you consider where you’ll be going to school.

Consider Reputation

Though it is true that it is not where one hails from that determines the actual end in one’s pursuit to succeed in the fashion industry, it is also equally true that many esteemed designers hail from reputable fashion schools.

Your skills would be seen by many but the degree you take would matter a lot too. If you can get into a top notch school, the you should. But only as long as the learning environment is best suited for you.

Cost

In deciding what fashion school to go to, you should also consider who is paying for the course. Are you paying for you own education? If so, then the choice of school just became easier. You can choose the school that realistically fits your budget. Consider this, if you can’t afford to attend the school then you won’t be able to go no matter how much you like the ambiance or the location. This is the most important aspect to consider in choosing the appropriate fashion school for you.

Dream on, but don’t imagine all your dreams will come true. Though you see designers budding and coming up with marvellous clothes day in and day out, where they got entailed a lot of hard work. If you wish to stand among the ranks of such giants, you’ll well have to prepare yourself for all sorts of challenges and competition. You can start by picking out the right fashion school for you.

Why Is the People Search Niche So Hot?

by Samantha Carterson

Just go over to Google or Yahoo and enter “people search” and you’ll discover instantly why this is a highly attractive niche. People searching accounts for nearly a third of all the searches done on these two largest search engines. Whether looking for a missing classmate or just trying to get the lowdown on somebody, the activity is enormous and non-stop. And this particular niche is expected to continue to expand for a long time yet to come.

Exactly how do you get into this business? Well, you could certainly create your own website and then spend years and thousands of dollars to develop your search database, but that method would probably not be very practical for most people. A much easier way is to join an already existing business such as an affiliate program.

It’s pretty easy to find these affiliate programs, but how do pick a good one? Well basically, it should contain three elements: easy navigation, easy setup, and great training material.

The next thing you need to do is plan your marketing campaign. It does not need to cost a lot of money. There are lots of ways to market — here are a few of them.

You need links to your site and lots of them. Write some articles and get them posted. As a matter of fact, write lots and lots of articles. Google and Yahoo love articles, especially those found on the large article sites. Not only can your articles be on the search engines, but your articles may well be picked up to be used by other websites as well. And that means more traffic to your site. To make money you need as much traffic to your site as you can muster. This method takes time, but it’s free and won’t break the bank.

Posting ads on free ad forums is another marketing method, at least for those who have the time to do it. It can be effective but it does require a lot of discipline to keep reposting ads all the time. And your ads won’t stay on page one very long, so you definitely have to keep reposting them. But it is free to do.

Forums generally will not allow you to post advertising messages, unless it just happens to be an advertising forum. It’s a great way to network with others, though, and you’re usually allowed to post your link in your forum signature. And always, always, read the forum rules before you post anything.

The best known, and most lucrative, of paid advertising is sponsored ads on the two giants — Google and Yahoo. But if you are new at internet marketing, be careful and go slow. You can lose your shirt doing pay-per-click. If you are brand new at internet marketing, my advice is to enroll in some free e-marketing courses. But for right now concentrate on free or low-cost advertising until you learn the ropes a bit more.

Do not waste your money on buying traffic. Many of the sites that sell traffic are outright scams whose only purpose is to separate you from your money. A real person will not visit your website; these sites use computer autobots to generate the traffic. Keep your money in your pocket.

I am hoping the very best of success for each and every one of you. All you have to do is get motivated and then get started.

Divorce Without Rancor

by Carol Cavanaugh

When two people get married, they set out on an adventure to build a family together. But what if it doesn’t work out? What happens to the family when the marriage aspect is over? It is very important to handle matters carefully to avoid damaging all of the people involved. No matter how difficult it was for the couple to live together, it is very important that they manage to walk away with the ability to communicate in a civil manner. If there are children, they should be kept up-to-date on what is happening with Mom and Dad. Family activities involving both parents should continue in a limited manner. This will only be possible if both parties can forgive themselves and each other.

Your children will not be able to adjust to their new lifestyle if animosity continues. If the children see you behaving badly, they will behave badly. Behaving in a polite manner with each other will make life easier for your children and you. Your children will transition better if you transition well, so keep it cordial. Children from broken homes do not have to experience constant trauma. If you strive to get along, you will go a long way toward making the experience something your children can not only survive, but learn from and use as a growth experience.

The way you communicate your decision to separate is of utmost importance. Both parents should sit down together with the children and speak frankly about what is going on. The children have a right to understand the situation, although they do not need to know every detail about what brought you to this point. Speaking to your children in a forthright manner about the divorce will help them to continue to feel part of a family, even if the logistics of the family are changing. By remaining “in the loop”, children will feel more confident that they can cope with the future.

Children are creatures of habit, and it is important to create and maintain a reliable schedule. Once you have devised your schedule, it is very important to follow it. In this way, your children will get a sense of structure. This will help them to feel more secure.
Even if you and your ex-spouse live a long distance apart, you must make every effort to provide this for your children. In your separate homes, be sure each child has a place to call his or her own. They will find security in having a little hideaway.

As your children grow they will participate in more outside activities. With these activities it is paramount that both parents are involved in supporting them in their endeavors. When work and distance make being there impossible, set aside time to make as many functions as possible. Being there for your children displays your commitment and love for them even after the breakup. Also, they work in their activities, and they deserve your attendance and support to keep them going on.

Of course, it is very tempting and easy to stay mad, place blame, and sling accusations in a divorce situation. Rise above it. It’s important to your kids. Forgiveness doesn’t always happen overnight, but when it is accomplished, everyone will be happier. If you just can’t bury the hatchet on your own, seek some guidance. See a counselor, pastor, or other trusted advisor. Put peacemaking at the top of your list of priorities. No matter what it takes, it is worth the effort.

Children should be the number one consideration in a break-up. As parents you are responsible for the experiences they go through. The scenes they see will have a lasting impression on them and will form their behavior. If you can manage your personal differences with your ex-spouse in a mature and calm manner, it will make a big difference to your children’s ability to accept the situation. Put your best foot forward and exercise self-restraint at all times. Do everything you can to assure your children’s safety, security, and comfort in this difficult situation. Your success at this will reverberate throughout your children’s lives.

Don’t Forget About Storage Costs

by Ada Denis

I can’t tell you the number of times I’ve been in a meeting where the issue of storage costs comes up. What always surprises me is the laissez-faire attitude toward storage costs…”Storage is cheap and getting cheaper” some businessperson will say. And, for the most part, everyone else just nods their heads.

It’s the easy way to dodge a tough issue. Who wants to argue with the truth; in fact, the per GB cost of storage is decreasing and will continue to do so. But, what no one talks about is that the amount of information being created that needs to be stored is growing exponentially, and probably at a larger clip than the decrease in storage costs.

Thus, in relative terms, the cost of storing information continues to be the same, if not more, despite lower storage costs – especially for all those organizations still sadly stuck in the “retain everything” mode.

Talk to your infrastructure and operations professionals…these folks know that it costs big money to store all an organization’s information assets. These are the folks that roll their eyes when they hear everyone else talk about how cheap storage is getting.

And, these are the folks that must bend over backwards when that discovery request comes in and forces them to restore the cheap backup tapes (at close to $2,500 per tape), or gather the 100 GB of information off cheap storage (which then has to be processed at a cost of about $2,000 per GB). For these professionals, the cost of cheap storage comes in lost man-hours; for their organizations, the cost of cheap storage is born in too expensive eDiscovery.

I won’t argue that storage, in general, is being commoditized. But, that doesn’t mean we can just shrug off the cost. Because we continue to create more and more information, that relative cost of storage stays the same or rises.

The solution lies in creating policies that allow for the disposition of information and putting in place an infrastructure that allows an organizations to put the information it keeps on the cheapest storage possible, get rid of what it doesn’t need, and have the tools in place to conduct efficient eDiscovery.

Comcast Pushes Cable TV Technology Ahead

by Rachel Smith

If you haven’t been paying attention to TV technology lately, you’ve been missing some pretty impressive developments and the cable TV provider, Comcast, can bring them all to you. One of the most radical advances in TV technology in the past couple of decades- but the one that probably gets the least recognition- is digital TV.

With digital TV, the picture and sound of TV are converted into ones and zeros that can be transmitted over a wire or over the air and then converted back into the TV picture and sound by a digital TV tuner.

The fact that the signal is all digital makes it very easy for the tuner to separate interference from the actual television signal, and that in turn allows the tuner to clean up the signal and produce a very crisp, clear, and clean picture as well as sound that can then be delivered through the TV.

Another benefit of digital TV that Comcast takes advantage of it the fact that when TV programming is delivered digitally, a variety of other information can also be delivered along with it. This information, which is commonly called meta-information, can be used to assemble an on screen program guide and can be used by parental control software to determine whether or not the program is suitable for a household’s children. Both of these are features that Comcast offers to its subscribers.

The on screen program guide is sure to save time and energy while avoiding the frustration of clicking up and down the channels in order to see what’s on and decide what to watch. (This can be a real life saver when you look at the fact that Comcast can offer over two hundred and seventy five channels in its largest programming package.) Comcast’s parental control software is just as valuable because it allows you to make the rules about what your children can and can’t watch. Once you’ve made those rules, the software will then look at the meta-information of the programs that are about to come on the screen and then block any of them that break your rules. This provides real peace of mind for parents everywhere, and best of all it works with teenagers as well as with toddlers.

Of course Comcast also provides a lot of other types of advanced technology with its digital cable TV service. For example, it also provides HDTV. HDTV is a high resolution, wide screen version of digital TV that was designed to provide a cost effective way to get the same quality viewing experience that you’d get in a real movie theater.

While HDTV was designed to show movies, it’s also very good for enjoying everything from news programming and programming about personal hobbies to sports and educational programming.

Video on demand is another cutting edge technology that Comcast can provide for you. Video on demand will allow you to enjoy things like recently released movies through the ON DEMAND pay per view service and special content from some of the best sources of programming through a special subscription service called Premium On Demand.

These are just a few of the ways that Comcast provides you with lots of the latest technology.

How Does a Real Estate Agent Make Money?

by Ada Denis

The Real Estate Agent

A person becomes a real estate agent by attending a certain number of hours of training, passing a state test and obtaining a license to engage in real estate sales from the state where they will work. During the training most potential agents get a feel for what area of real estate they would like to focus on. In most cases it is general real estate. General real estate is listing homes for sale, selling homes to buyers and renting homes to tenants for landlords. Commonly, the agent does all of these but in some cases they specialize in just one area. Some people are better at working with buyers and so they become a buyers agent. Others only work with sellers and some become property managers that work with landlords and tenants. Although there are designations that certify an agent has special training in one certain area of real estate, a real estate license does not limit an agent to any specific area. More and more, buyers, sellers and landlords are looking for expertise in their agents, so specializing in a certain area can give an agent an advantage when competing for business. Other areas of real estate that agents may specialize in are commercial real estate, bank-owned properties and relocation specialists.

Listing Properties for Sale

When most people are ready to sell their homes, they call a real estate agent to find out what the home will sell for on the current market. The real estate agent will do a comparative market analysis on the home and explain to the home owner what comparable homes are selling for. They will explain what their company will do for the seller in order to get the property sold in a reasonable time and then list the home for sale. The agent will then enter the listing in the Multiple Listing Service for their area and begin to market the property. Marketing is done in different ways according to the property to insure it is being put before the properties specific target market. In most cases, a residential home would be placed on the companies website first. Postcards would then be mailed out to surrounding neighbors, to let them know the home is for sale in case they know of a friend or family member that has stated they would like to live in that neighborhood. Then advertisements would be written for real estate magazines and classified ads. Most real estate magazines have their own websites now and the listing can reach hundreds of thousands of potential buyers overnight. Besides marketing, the listing agent is responsible for setting up the appointments to show the property for any other agent that may want to bring their potential buyers to view it. Once a contract for sale is obtained, the listing agent will be the liaison between the buyers and their agent and the sellers, helping to negotiate the best possible transaction for the seller. The property then goes to settlement and title is passed from buyer to seller. The real estate brokerage then earns a commission and the broker pays the agent a percentage of that commission.

Helping a Buyer Find the Perfect Home

An real estate agent working with buyers will interview them to find out what type of home they are looking for. The agent will usually do some research on the computer and locate properties that fit the parameters of the buyers requests. They should also have a good working knowledge of the market in which they work and may know of just the right home. They then call and set up appointments to take the buyers to see these properties. The buyers may find the property they want in a day or it can take months. If a property interests a buyer, the agent should find out every piece of information they can about the property to present to the buyers. Once the property is found, the agent writes an offer to purchase contract for the buyers and presents it to the sellers agent. The agent will advise in the negotiations between the seller and buyers to insure the best price and terms for the buyer. The agent will also help the buyer with financing, ordering certifications and inspections and getting them to settlement. At the final settlement a commission is collected and paid to the real estate brokerage. The broker of the buyers agent then pays the agent a percentage of that commission.

Other Ways for Real Estate Agents to Earn Commissions

All commissions are paid to the real estate company and individual agents are paid by the broker of their company. Rental commissions are paid to real estate companies for renting homes or apartments. The agent that brought the landlord or tenant to the company is paid a percentage of the commission either monthly or by a one time up front fee. Some real estate agents do Broker Price Opinions for lending institutions. These are normally paid as a fixed fee, not a percentage. Commercial real estate and land commissions are negotiated much the same as residential and paid as a percentage of the sale. In some states, real estate agents are allowed to do appraisals with certain restrictions and can be paid a fee. Lastly, very successful agents sometimes do training seminars and are paid a fee. Some agent have made training a career and are quite successful.

Comcast Outperforms Other Companies

by Rachel Smith

If you want to save money while getting all of the home telecommunications services that you need, you’ll want to take a good look at your cable TV company. That’s because if that company is anything like Comcast, then you’ll be able to get your TV service, high speed Internet access, and home phone line all from one company. This is even more convenient because when services are bundled together like this they all appear on the same bill and most companies that do this will give you a discount on the bundled services. Comcast definitely will.

The bundling of telecommunications services is also a good policy for the company that provides it. The primary benefit is that it maintains plenty of business for those companies.

Unfortunately, bundled services don’t always work out as well as you might want them to. That’s because there are a lot of different companies that are trying to get on board with this marketing scheme and not all of them are as well equipped to provide their services as Comcast is! The main problem is that phone companies and satellite TV companies are trying to get on the bandwagon with this form of marketing and they simply aren’t as versatile as the cable technology that Comcast provides.

For example, it’s relatively easy for a company like Comcast to offer cable TV, home phone service, and high speed Internet service. It started out with TV obviously, and has upgraded that particular service to provide hundreds of channel along with various Video On Demand services, Digital Video Recording, HDTV, and more. From there it was relatively easy for Comcast to expand into high speed Internet service. After all, digital TV is all about moving lots of data extremely quickly, and that’s really all that’s required for a fast Internet connection. The phone service was easy to add on top of that because telephone technology is extremely well established and just isn’t that tough to implement.

By comparison all of the phone companies and satellite TV companies that are trying to offer these three services really aren’t finding it that easy to do so. That’s because while they may have a good deal of expertise in their own field, they just don’t have that much capability in the others. For example, satellite technology may be okay for TV, but it’s a poor choice for Internet and phone because of the built in lag time. Phone lines do an okay job for transmitting conversations, but they simply don’t have enough bandwidth for a really good, high speed Internet connection, and they’re even worse when it comes to transmitting TV over them.

Because of these shortcomings, satellite TV companies and phone companies often offer bundled services that they then outsource to each other. For example, when you take a phone company up on its offer for TV service, you’ll often be getting satellite TV. This still leads to some major shortcomings of service and doesn’t provided that much reliability. For one thing, since there’s more than one company involved, there’s the chance that your service issues could be passed back and forth between the two companies and never really get solved. Comcast makes it easier to get results because there’s no one else to blame for an issue.

With all of these advantages of Comcast, it’s a good choice for bundled service packages.
