Owning a condo, New York City comes with many benefits over owning a house. You no longer need to worry about the trash being got rid of, snow being swept away from the path or the exterior of the property maintained.

by H. Kim

However in order to have these services carried out one is expected to pay a small fee on a monthly or yearly basis. But although you need to make your association fees each year you haven’t got to worry about calling in contractors to do the work yourself as this is all done through the company employed to maintain the external features of the property.

Although you may find that you are required to keep to certain rules and regulations so are all the residents who have a condominium in the same property as you. This means that everything remains in top condition and ensures that everything at all times looks clean and tidy. Normally these rules and regulations will pertain to the external features of your home.

Sometimes to carry out works internally to a property there may be certain regulations that you as owner of the condominium need to know about and which you must adhere to. For example if you are thinking about having wooden floors in yours then before you do so find out if you need to get permission and if you do, does some insulating material need to be placed down before the flooring. The big problem with wooden flooring is that although it may look nice when walked on the sounds produced can carry through to rooms below.

Also if you are intending to make any changes of a major nature within the condo then you need to check not only with the building association but also the local building authority if this can be done. If you don’t then you may well find yourself having to get all the work taken down and converting the property back to the original condition it was in.

Before you purchase a condo in New York City or any other city for that matter check through the rules and regulations they have concerning upkeep and maintenance of properties. Generally the set of regulations they have are standard but some associations may have more specific ones as well.

But living in a condo, New York City may be fun but you have to factor in what it is going to cost you not just in mortgage payments each year. Depending on where the condo is and how big it is will affect the kind of association fees you are charged. Some may only be a few dollars each month but others may be a few hundred.

Audio Books for the Visually Impaired: Instant Downloads

by Brad Morgan

If you want to talk about technology creating a feel good humanitarian story, then look no further than audio books for the blind.

From textbooks and newspapers to magazines and best-sellers, our society is extremely visual. Added to that is the overwhelming use of computers and the internet, which are primarily visual mediums. What is taken for granted by most of us – even simply flipping through a magazine – is a struggle for those who are blind or visually impaired.

In today’s society, we obtain a great deal of information and entertainment using computers and the internet. Because they are very image-based, blind and visually impaired people struggle much more to access comparable information. Nor is Braille that much more convenient. While it does allow people to enjoy written language, it can be expensive and out of reach for many blind people.

When audio books for blind people were developed, it opened many doors for the blind, allowing them to easily get information, hear a story, and stay updated on current events.

Mass production of audio books for the blind meant that for the first time, visually impaired individuals could go online and download a book. While it may seem simple, this allowed the first opportunity to enjoy books in an expensive or even free way.

In this case, technology has provided an enormous benefit for people around the world: blind people can now obtain an education that they would not have even five years ago.

The scope of audio books for the blind is unlimited, giving visually impaired people the ability to enjoy subjects like art, music, drama, history, economics, geography, literature, and more. This would have been unimaginable – or at least a dream – even a few years ago.

Audio books for the blind have been a great boon for education. Core subjects of reading, mathematics, writing, and science are available in audio form, giving every student and every lover of knowledge access to education.

There is more to audio books than education. They can be accessed solely for the pleasure of hearing a story. Thousands of titles are available in audio formats, including popular and contemporary authors, classics, fiction, non-fiction, and much more.

With all the technological advancements being made, it is easy to forget the people that are an integral part of the equation. Audio books for the blind are an example of technology at its best and most helpful.

My Thoughts After 24 Hours With Google Chrome

by Jimmie Kim

Google is taking the world by storm AGAIN with it’s release of a new internet browser called Chrome. It’s a completely new browser unlike anything seen before, and it’s downloadable now in its beta form.

Now, just so you understand because the browser isn’t “officially” released yet, but is still in beta(which means open testing), there are quite a few bugs in the program right now. It locks up on occasion, and even youtube doesn’t work right unless you make two downloads that aren’t readily apparent.

Even with the bugs, and the first time trying to make a browser, the program is pretty good.

The core premise of everything that Google makes is simple and easy to use. That’s why their search engine blew away the older search engines like Yahoo, users liked the simple and easy to use interface. Chrome takes that premise and brings it into the internet age, with a very sleek, simple and easy to use Internet Browser.

My first impressions while first using Google Chrome is that it is very lightweight and uncluttered. One of my major problems with Internet Explorer is that it tends to be very slow and cumbersome. Firefox is just plain faster, and Opera is faster than them all. Google Chrome is probably somewhere around the speed of Firefox, but with some tweaking should offer pretty good speed.

If you’re a common computer user, you like to multi-task and do multiple things at the same time. Chrome seems to be a smaller program than IE or Firefox. It takes up less memory, and uses less processor time than either program. This can make a huge difference when attempting to do multiple tasks at the same time.

One benefit to Google Chrome that Internet Explorer doesn’t have is the ability to add plug-ins. That’s my favorite part about Firefox, I can completely customize my browsing experience with plenty of add-ons. At any one time I’ve used dozens of add ons. Chrome is allowing add-ons as well. But, time will tell if the browser becomes popular enough to persuade developers to develop new innovative apps.

Of course, one thing that is very important is load time of pages. And Google Chrome sure delivers. It opens pages quickly and completely. Only sometimes hanging up on complex javascript/flash pages.

One of the chief aims of Chrome is to expand the reach of javascript, and put almost everything within reach of the browser. If Google gets their way, soon we’ll be editing all of our documents, sending email and spending most of our computer time online using their browser. As a person who really enjoys using Google Docs, I’m quite sure that there will be some takers on this grand scheme.

I’ve been an adamant Firefox user for years, and even though I believe Google has a potential winner on their hands. I’m not quite ready to leave my perfectly customized web world of Firefox. If nothing else Chrome should be a good thing for all web users whether they use it or not. With all of the new innovations in Chrome, it will spur on further innovation at Mozilla and Microsoft. And that’s good for us all, thanks Google.

How to Repair Your Credit Score

by T.Grizzell

Bad credit doesn’t necessarily mean you can’t get credit; you just can’t get credit at a good rate. The interest rates you will have to pay are sky high inasmuch as you had some financial adversity in the past. In this article I will present to you three ways for repairing your credit. The blueprint that is best for you will depend on the severity of your financial problems.

The most typical situation faced is incorrect data on your credit report. If you have received a copy of your credit reports from the three credit bureaus, and for example, you find that there is a contrary entry from a past lender. You know this information is wrong. It has been reported that you still have a balance, but you know you paid this loan off. It can be something minor like the incorrect date of the loan. Fixing this problem is really easy. You just need to write a letter to the credit bureaus and send them proof that you paid the loan off, or challenge the correctness of the entry.

It might surprise you that if you have over draft fees from your bank, you like others face another problem. Belief it or not, draft fees from your bank, can be a serious problem for your credit file. I know your bank probably encourages you to take more assets out of your account than you actually have in there. After all, they get a fee every time that you over draft. But be attentive, not only do some banks charge an overdraft fee, some may report you to the credit bureaus. It would be so easy for me to suggest that you check your balance before you withdraw your riches but that is easier said than done. It is easier to make sure your bank doesn’t automatically give you bounce protection. This way if you don’t have the cash reserves in your account, you can’t get money,no fees and no adverse report.

The final problem I’ll mention here that you may encounter with your credit is your line of credit is too low and lenders won’t touch you with a ten foot pole. If you have had pass credit problems, there is a good chance lenders will keep their distance from you. You are a risk, as far as they are concerned. One way you can begin to rebuild your credit and have a chance of a higher credit line is by getting a merchandise card. This card will give you a line of credit that is associated with a particular store, or vendor. Usually you buy something by putting a percent down and finance the balance. Even though you will get a sub prime rate your credit line is going to be reported to the credit bureaus. If your credit limit is $6000 and you finance something for $500,this is will increase you high line of credit very quickly. Keep your balance low to show creditors that you can handle credit once again.

Without a doubt if you want to improve life and enjoy many financial advantages you must improve your credit score.

Options to avoid ultra-expensive Microsoft Office

by Robert Myles

If you’ve recently tried to upgrade to a new version of Microsoft Office, you might be astounded by the price that it commands. It can cost over $400 for the professional version. Quite a pretty penny to pay.

Rather than paying Microsoft’s rather hefty fees, you might be more interested in looking at some of the alternatives that are out there.

One very reasonable alternative would be Microsoft’s own Works package. Essentially an entry-level office productivity suite that has older versions of Microsofts own products. For instance Microsoft Works 2006 has Microsoft Word 2002 in it. You’ll find that many new computers have Microsoft Works installed on it automatically. However, you can purchase the software package for under $50. And it is quite functional.

Many people are being drawn to the alternative of Open Office. Open Office is something truly revolutionary. It’s been created by developers as Open Source software. What that means is that programming is not done by a corporation for profit, but rather by independent programmers from around the world.

Many users have found that Open Office is a good alternative to Microsoft’s Office products. It offers free alternative versions to Word, Excel, Powerpoint and Access. And the best part is that it’s completely free. There is no charge for using Open Office, it remains free for all users whether personal or corporate. It remains very compatible with most versions of Microsoft Office. Which means that if you create a document in Open Office and mail it to a friend or coworker with Microsoft Office that the document will open fine for them, and vice versa. However, many users have complained that Access isn’t very forgiving of the differences between the programs.

Google Documents is gaining a lot of headway. It’s a completely unique way to create documents that is completely internet based. And it also is completely free. Although there’s no database equivalent in Google Documents, you can create word, excel and powerpoint documents right in Google.

Many users like the fact that while using Google Documents all of your documents are web based, which means that you’re protected from data loss on your personal computer. After losing years of work in 10 seconds when a hard drive went bad, I feel more comfortable that Google with it’s backups is a lot more likely to be able to preserve my documents.

Google documents is very workplace friendly. It allows you to easily share documents with your coworkers. If you’re working on the same projects, you can collaborate very easily by using the same documents.

There are numerous options to avoid the high costs of Microsoft Office. Even though they are the leader, it’s possible to create compatible documents you can share with others and save money at the same time.

Easy To Prepare Lobster Clambake

by Sherry Shantel

It was during the era of Pilgrims in Plymouth, Massachusetts when settlers noticed the Native Americans’ unique method of cooking seafood over seaweed and hot stones in a pit. It was during this period when the renowned New England clambake was born. Though it may have originated in New England, the lobster clambake has become a fun summer tradition all over the United States. It is made possible by the convenient and fast shipping of Maine live lobster anywhere in the country, thanks to the Internet.

The main stars of the clambake are of course, the lobsters. They come in many sizes – the smallest kinds which weigh around 1 – 1.25 pounds are called the chickens, 1.25-pound lobsters are called Quarter, and 1.20-pound are Half lobsters. Those people who have small appetites will be glad with chicken types to be served with another main course. However, for those who prefer to have a hearty meal, they’ll be happier with Quarter or Half lobsters.

There are also different types of shellfish and clams. But you don’t have to worry as any type of shellfish will go well with lobster bisque. But if you want your clambake to be truly authentic, you might want to go with New England steamer clams. These types have soft shells and larger sizes. For every person, about 1 pound of clam is recommended.

Traditionally, New England clambakes are served with potatoes and corn on the cob. They make the clambake more delicious and more presentable. The potatoes and corn on the cob can be prepared similarly to the lobsters and steamers – steamed, boiled, or grilled.

Over a hundred years ago, clambakes were cooked over a large fire of hot stones on a pit with seaweeds. While this method may seem to result in a very delicious clambake, actually, our regular pots and ovens do a much easier and better job. Steaming live lobsters is the best way to cook them so have a large pot, a steamer basket, and salt in hand.

Next, pour 1 and inches of water to the large pot and for every quart of water, add an approximate 1 tablespoon of salt. Bring it to a boil and then put the lobsters and steamer basket inside the pot.

Lobsters which weigh about a pound should be cooked for 12 minutes while those which weigh a pound a half are ready after about 15 minutes. Periodically check the pot to make sure that the water has not boiled off, if it has, add more water while cooking the lobsters. Then remove the lobsters one by one and pull off one of their small legs. To test if the meat is fully cooked, break open the leg.

For a more wonderful and tastier feast, you can opt to add mussels, shrimp, and clam chowder to your clambake. Add fresh vegetables for a more healthy presentation. Your homemade lobster clambake is now ready to be enjoyed by you and your loved ones.

How to Choose The Right Canidate

by Beverly Gartland

1. You can find non biased information from The League of Women Voters, www.lwv.org, They provide nonpartisan voter education materials and information resources. Consider visiting the national site and the state or local league websites for additional information. They post Primary information (as in straight from the source), which you can also use as a reference for present candidate statements and positions.

2. Consider visiting the United States Senate site, which will give information on voting record as well as other resources regarding the senators. http://www.senate.gov/pagelayout/legislative/a_three_sections_with_teasers/votes.htm

3. What do the Issues say about the candidate?: Look at proposals for addressing problems. What is the candidates voting record on the issue? Do they Understanding the history and the present situation, then moving forward with a specific strategic plan. Where do they Stand on current problems and how to resolve them. Differentiate words, rhetoric and personality from actual plans and actions for addressing and resolving issues and problems. Realistic plans for the future.

4. Watch the Debates: Consider recording the debates so you can replay them and compare responses made during the different debates. Viewing a debate 2 or more times usually provides added insight. Observe the candidate’s body language, subtle gestures and speech intonation to get added information about the candidate’s response and feelings. Additionally observe a candidate’s facial and body response to the opponent’s answers. Do not just rely on news commentators interpretations and opinions.

7. Who’sstatistics are correct? Many times the candidates offer different statistics on the same issue. Some questions for interpreting the candidates statistics: How can the candidates give different statistics on the same issue? Look how the question was worded? When was the data collected, what years or intervals were used? Who collected the data (was it a group or corporation with a vested interest)? What was the sample or who responded to the questions?

8. Have you already made a choice: Try to keep an open mind, consider all information and use objectivity. Be aware of your own biases. If you already have a favorite, it will probably affect how you evaluate the information about your candidate as well as the other candidate(s).
